Quality specifications
1. Structure
Foundations: reinforced concrete.
Measurements in accordance with engineers´ calculation and geotechnical nature of the site.

2. Drainage system and sewers (sanitary pipe work)
PVC drains pipes/soil pipes to carry foul water, wastewater and rainwater, solidly fitted and installed, pipes of sufficient diameter in accordance with the engineers´ calculations.

3. External walls
Thick external cavity brick walls with cavity and polyurethane thermal insulation, inside plastered with fine stuff (gypsum plaster).
The external walls are proofed with bitumen paint and plastered with mineral cement.
The interior walls consist of gypsum plates with cavity and thermal-acustical insulation of different measures.
Plaster suspended ceilings, with finishing coats of fine stuff (gypsum plaster). Stucco plasterwork in accordance with interior decoration drawings.

4. Roofs
Flat roofs and terraces are insulated with asphalt sheeting and covered with Terracotta.
Roofs are covered with Arabian roof tiles "old style" laid on top of reinforced concrete slab, set in cement mortar with heat/sound-insulation course.
Pergolas on terraces as detailed in plans.

5. Flooring and walls
Flooring at ground floor and first floor: Terracotta-slabs.
Walls in bathrooms: ceramic-tiles.

6. Joinery / woodwork
External designer security door in wood "old style" and with double steel armour security with multi point lock.
Windows at ground floor and first floor in PVC with insulated security glazing type "Climalit":
Interior doors panelled "style Sapelly" and varnished
Wardrobe doors varnished same colour as walls

7. Electric installation
Internal services for dwellings with sufficient dimensions in compliance with local regulations. Meter installed and meter reading by Sevillana Electricity Company outside dwellings (electricity connection contract to be made by owner). Wiring is installed for 220 V.
The electrical power distribution system is divided into independent circuits.

8. Telephone / TV-SAT
ITelephone connection and possibility for R.D.S.I..
TV-SAT and radio connection.
Telecommunication connection.
Sockets in Living room, kitchen, bedroom and basement.

9. Automatic entry system wiring
Connection at two points in the house.

  10. Plumbing
Hot and cold domestic water supply pipe work installed in compliance with standard required internal diameters.
Pipe insulation buried in plasterwork.
Shut off valves (stop valves) in each sanitary accommodation.
Descalificator by water main entrance.
Deposit and pump for water reserve.

11. Sanitary installation
White sanitary appliances.
Chrome mixer taps first quality.
Hydromassage bathtub in main bedroom.

12. Kitchen
Kitchen fitting as project plans.
Rustproof taps/fittings with spray tap.
Extractor hood to channel away steam and fumes with lighting.
Work top and fronts in material type "Silestone".

13. Fireplace
Galvanised fireplace tub. Front in natural stone.

14. Painting
Exterior walls painted in colour as model. Interior walls painted in ecru.
Ceilings painted in white.

15. External Details
External walls: reinforced concrete with stone revetment and wrought iron lattice.
Entrance area: Terracotta-tiles.
Entrance driving area: reinforced concrete plates.
Automatic entrance and garage gate with remote control.
Automatic irrigation system for garden with timer.
Pool with automatic revolution/cleaning system.

16. Basement
Wall and floor insulation with polyurethane.
Flooring: Terracotta-tiles as colour-model.
Interior divisions and ceiling as plan.

17. Acoustic flooring insulation
Floorings at ground floor and first floor are provided with thermal and noise insulation.

18. Air condition
Installation of air condition in ground floor and first floor depending of divisions.
Air in and out put hided.
Installation of condensator exteriorly.

19. Pump
Water pump and deposit for water reserve.

20.Underfloor heating
Individual thermostats in all rooms and different zones.

21. Security
Installation of movement detectors in- and outside, divided in different zones and connected with an alarm central office.
